Baycourt Club memberships: resale prices and how it works
Baycourt Club is Resorttrust’s top members-only hotel brand, with four clubs: Tokyo, Ashiya, Laguna and Yokohama. New sales have ended, so memberships can only be bought resale. This page compares asking prices by club and summarises how it works and what buying costs, with sources. Prices are asking prices, not sale prices.

How it works
- A deeded (区分所有) membership in which members share a whole floor rather than one room (Tokyo launch release). Ashiya, Laguna and Yokohama share rooms by grade instead. (Resorttrust press release (2005, Tokyo Baycourt Club); Ace Resort: comparing the four Baycourt Clubs (May 2024))
- In Tokyo, the 24-night type is 15 shares per room and the 12-night type 30 shares per room. Share counts for the other three clubs are not confirmed officially (one broker says 14 or 28 owners per room). (Resorttrust press release (2005, Tokyo Baycourt Club); Resort Life: Baycourt Club (broker))
- Memberships give 12 or 24 nights a year. In Tokyo and Yokohama all 12 nights are weekend “red” nights; Ashiya and Laguna give 6 red plus 6 weekday “white” nights. (Baycourt Club Ashiya announcement (Jun 2015); Ace Resort: comparing the four Baycourt Clubs (May 2024))
- Members can use every Baycourt Club, Sanctuary Court, XIV and Sun Members hotel. One broker says XIV use is capped at 3 nights (12-night type) or 6 nights (24-night type). (Resorttrust: memberships; besso-resort.net: Baycourt Club (updated Jan 2025))
- A room charge is paid on each stay. In Tokyo the member rate is ¥31,900–66,000 per room per night (tax incl., service charge extra). (Resort Life: Baycourt Club (broker))
- New sales have ended: every club was sold out as of January 2025, so resale is the only way to buy. (besso-resort.net: Baycourt Club (updated Jan 2025))
